Signs your water heater is on its way out
Most tank water heaters around here last 8 to 12 years. When yours gets into that range, it usually tells you it’s tired in one of these ways.
Water at the base is the one not to wait on. It usually means the tank itself has rusted through, and that can’t be patched. Turn off the cold supply valve on top and the power or gas to the unit, then give us a call.
- Water pooling around the base of the tank
- Rusty or brown water from the hot side only
- Popping or rumbling while it heats
- Hot water runs out faster than it used to
Repair it, replace it, or go tankless
We give you the price for each option that makes sense before any work starts.
Repairs
Heating elements, thermostats, gas valves, pilot assemblies, relief valves, and leaking fittings. If one part is the problem, we replace the part.
Replacement
Like-for-like swaps for gas and electric tanks, old unit hauled away. We also check the venting, the relief line, and whether your house needs an expansion tank.
Tankless installs
Hot water that doesn’t run out, and your closet space back. We size the unit for how many showers run at once and upgrade the gas line if it needs it.
Flushes & checkups
Every tank collects sediment. A yearly flush keeps it quiet, helps it heat faster, and usually buys the unit a few more years.
“They were very prompt, and educated us on all the options without any upsell, did a superb job on the installation, all at a very fair price.”
Water heater FAQ
Not sure what you’re dealing with? Call and describe the noise or the leak. We’ll tell you what it probably is.
How long does a water heater last?
A standard tank usually gives you 8 to 12 years. A tankless unit can run close to 20 if it gets flushed about once a year. The install date is printed on the label on the side of the tank, so that’s a good place to start.
Should I repair or replace mine?
If the tank itself is leaking, replace it. If it’s younger than about 8 years and the problem is a part like an element or a thermostat, a repair usually makes more sense. We’ll show you which one you’ve got before you pay for anything.
Is tankless worth the extra cost?
It depends on how your house uses hot water. Tankless costs more up front and sometimes needs a bigger gas line, but it lasts longer and won’t run out halfway through a shower. For two people in a smaller home, a good tank is often the better buy. We’re happy to price both.
Can I use my water heater for drinking water in a hurricane?
Yes. A full tank holds 40 or 50 gallons of clean water. Shut off the power or gas first, close the cold supply valve, open a hot tap somewhere in the house to let air in, and drain what you need from the valve at the bottom.
